Renting a Villa in Bali? What to Check Before Paying

Choose between Canggu, Ubud, Sanur and Uluwatu using real access, safety, internet, verified landlord authority and written deposit terms.

Tropical rental villa with pool and garden in Bali, Indonesia

Thinking about renting a villa or room in Bali? A pool photo doesn't reveal flooding, construction, road access, unreliable internet or who has the right to let the property. Before paying a nonrefundable deposit, get the actual address and a written agreement explaining rent, services, lease length, refunds and what happens if the property is not as promised.

Decide by your actual routine

Bali location/typeWhat to investigate in person
Canggu or BerawaTraffic on the actual lane, neighbouring building works, internet backup and access after heavy rain
Central vs outlying UbudDriving time to shops/clinic, dampness, steep access or dependence on scooters
SanurWalkability, road/harbour access, coastal conditions and services
Seminyak or UluwatuNight-time noise, travel time, local drainage and distance to reliable care
Kos, guesthouse or co-livingGuest rules, shared facilities, deposits, quiet hours and who handles housekeeping

If your stay overlaps Nyepi (Balinese day of silence), also use the Nyepi accommodation guide to verify arrival and property-service arrangements before booking.

1. Find the real entrance and inspect the real property

Ask for a precise map pin, then verify the actual gate, vehicle access and likely route during commuting hours. A listing saying “10 minutes from the beach” is not a measured journey in Balinese traffic. Visit after rain where possible, or have a trusted local person check water intrusion, dampness, electricity, hot water, air conditioners, sewage, pests and security.

If working online, test actual Wi-Fi speed, video-call stability, mobile signal, electricity backup and mobile-hotspot usability. An accommodation marketed “fibre ready” is not proof of an active reliable connection.

Example: Two villas cost about the same. One is walking-distance from a work space but has daytime construction noise; the second is quiet but requires a long scooter ride to appointments. Choose based on the lifestyle you will actually have, not only pool size.

2. Verify the person receiving your money

Request the full lessor's name, evidence that the owner or lawful manager authorises the rental, exact villa/room and banking recipient. For a significant annual lease or arrangement presented as “buying the remaining 30 years”, ask independent local counsel to inspect the proper land/property records. The ATR/BPN foreign-land regulation catalog distinguishes current from repealed regulations; older online claims of foreign freehold or automatically renewable land leases must not be accepted at face value.

Renting is not purchasing land. You do not gain Indonesian freehold because you prepaid an annual villa rental, registered a business or hold a long-stay visa. A genuine lease or other property right has specific enforceability conditions; a marketing description alone does not prove them.

Example: An agent asks you to transfer twelve months' rent to a personal account but cannot provide the landlord's authority. Ask for independently verifiable identity, a signed contract and documented payment terms before transferring, or choose another home.

3. Obtain the entire all-in quotation

Ask whether the quoted price includes electricity and air conditioning, water, gas, internet, pool/garden cleaning, security, household cleaning, laundry, rubbish removal and local maintenance dues. Get written monthly estimates or tariffs where practical, but expect usage to vary.

The agreement should identify start/end dates, refundable security deposit, prepayment, cancellation, early termination, renewal, repair responsibilities, use/guest restrictions, liability for damaged appliances and a precise deposit-return procedure. Do not invent a single Indonesian statutory maximum deposit for all Bali rental types.

Hypothetical comparison: Villa A has IDR 18 million rent and IDR 3 million in separately billed utilities/services; B is IDR 20 million all-in. B is IDR 1 million cheaper monthly on those assumed figures if all other conditions match. Neither figure is an actual Canggu market quote.

4. Move in with photographs; leave with receipts

On handover, photograph rooms and outside areas, water damage, furniture, appliances, meters, keys and any promised repairs. Email or message the timestamped inventory to the manager and keep an acknowledgement. On leaving, follow the signed notice period; ask for a joint inspection, a record of keys, final utility bills and an itemised deposit settlement.

Do not assume a host will repay funds on a universal fixed day. In a dispute, use the written conditions and evidence to obtain local qualified contract assistance.

5. Long stays still need a separate immigration route

A lease is not an extension of the permitted Indonesian stay, a work permit, a home-registration substitute or permission for a foreigner to sell services locally. Confirm with your host what foreign guest reporting and address records apply; check your actual visa/ITAS conditions through Indonesian Immigration. Read Bali long stays and work if living in a villa for months.

Before sending money, verify the real lessor, inspect the property and local access, calculate rent and refundable deposits and put the return conditions in writing. A long lease does not change your visa rights.
